New Construction in Simpsonville
Simpsonville is where a lot of Upstate SC's new construction has actually landed over the last five years. Land is more available, prices are more attainable than downtown Greenville, and buyers still get quick access to I-385, BMW-adjacent employers, and the Five Forks retail corridor. If you're comparing subdivisions here, the difference between two seemingly identical communities usually comes down to school zoning and HOA structure.

Why Buyers Choose New Construction in Simpsonville
- More house per dollar than closer-in Greenville submarkets — often 20–30% more square footage at similar price.
- Well-regarded Greenville County school options, especially in the Fountain Inn / Five Forks-adjacent zones.
- Quick 20–25 minute shot up I-385 to downtown Greenville, and easy access to the BMW / GSP employment corridor.
- Strong resale demand — Simpsonville has consistently absorbed new inventory faster than most Upstate submarkets.

Trevor's Take
Straight Talk on Simpsonville
Simpsonville is my most-recommended submarket for buyers who want new construction without stretching their budget. The two things I push hardest on: verify the exact school zoning yourself, and don't take the first rate buy-down offer — I've seen the same builder improve a $10K credit into $18K plus a rate buy-down when a real buyer's agent asked twice.
